State housing officials say median rents in the Denver metro area are rising slightly, as apartment vacancies drop to a new ten-year low.

The single-family rental vacancy rate in the metro Denver area has fallen to an all-time low. And while demand for the properties is high, rents aren’t keeping pace with inflation.

The vacancy rate for single-family homes, condos and other small properties across metro Denver fell to 1.4% in the first quarter of the year.  That’s compared to 3.1% for the first quarter of 2010.  Colorado Division of Housing Spokesman Ryan Mcmaken says in spite of declining vacancies, rents are largely flat across the metro area.

New foreclosures filings continue to fall in Colorado’s largest counties.  But state officials are still concerned about the relatively high number of completed foreclosure sales.

Foreclosures in Colorado have fallen to their lowest levels in more than two years.  But not all regions are seeing improvement.

The national birth rate fell 4 percent between 2007 and 2009 — more than it had in any two-year period in the past 30 years. With a national average of 66.7 births per 1,000 women between the ages of 15 and 44, nearly every demographic group had lower birth rates, with the sole exception being women over 40.

By age, the largest decline was 9 percent, among women between 20 and 24. Fertility rates among Hispanic women also dropped by 9 percent.

New foreclosure filings in the state have been declining, and fell to a 30-month low in Colorado’s metropolitan counties during February.  But foreclosures are just one part of the overall housing picture.
